Following an extensive public consultation, Bedfordshire Council has approved plans for a 1.74 million ft2 Film and TV studio. The studio plans were originally announced back in spring of 2022 with the 143 acre land already purchased. Construction was supposed to begin earlier this year with hopes of finishing the site sometime the following year. However, it seems the strikes across America and rising costs have delayed those plans.
The plans almost read as though they are trying to build a miniature city rather than a production studio. They include buildings for the Film and TV studios while also having self-contained suites for the crew so they can stay on site. The plans state there will also be a medical centre, childcare facilities, bars, restaurants, a gym, and faith suites for denominations.
However, the studios plan to add environmental embellishments on the massive land. The site plans mention new wetlands and floating reed beds to be spread throughout the entire acreage. The Bedfordshire Council has approved the creation of about 20 hectares of replacement habitat and woodlands that were on the 143 acre land for the Film and TV studio. Included in their energy efficient plan for the studios, the buildings will have a “fabric first approach” lowering operational costs.

The studios will have 12 soundstages, 14 workshops, a screening room, 2 storage spaces, 3 office buildings, and an extensive crew accommodation.
Home Of Productions got the planning approval in late August earlier this year, and made a public statement about how these plans for the 1.74 Million ft2 studios will help with the skills shortage in the entertainment industry. Within easy access to transports for commuting to London, the site is well-connected to other primary forms of transportation making getting to the studios easier. Primary roads, trains, and airports are all within 60 minutes of the studios, less by train. The location allows for an extensive array of accessible shooting locations with long-term opportunities for those working with the studios.
